Home Staging Handbook
Everything you need to know to get your home ready to sell.
The Home Staging Handbook is like a recipe book that will show you everything that you need to know about preparing your property for the house selling, letting or property rental market.
The Home Staging Handbook will fast track your understanding of how to take control of your property and prepare it for those all seeing buyers or renters.
An explanation is in order.
Understanding the Home Staging process is essential if you are going to prepare your home for the selling or rental market.
We look at what we are aiming to achieve and why it works.
Chapter 2 - First Impressions Count!
Seeing your property through the buyer's eyes, for the first time.
This chapter helps you focus on how buyers see your home for the first time, what can happen if they get the wrong first impression and how to tackle that all important first 30 seconds of the viewing.
Chapter 3 - Time To Utter Clutter!
Getting to grips with all of your household things and making sure that they don't clutter a viewers mind.
We talk about clutter and how to clear it... but what is clutter and why is it so important to get to grips with it when you are selling your home?
This chapter answers all the questions you have on how to handle your clutter.
I show you my '6 stage' clutter clearing technique that handles everything from a single drawer to the whole house.
Chapter 4 - DIY or Did It Yesterday!
Why making sure that your home's in good order will help to speed up the sale & achieve your asking price.
Leaving DIY jobs undone, in the hope that you can sell your property and leave those tasks for the next owner is a BIG mistake.
Buyers don't want to pay top prices for tatty homes.
The long and short is that if you try selling your home with unfinished DIY or maintenance issues then potential buyers will knock off the money that they think it will cost to get those jobs done.
Chapter 5 - Big Personalities Don't Sell!
Taking 'you' out of the property and why it is so important.
You love your home because it is an extension of you and your personality, but when you're selling it isn't your personality that is for sale... it's your home.
We look at how to remove too much of 'You' but still leave an attractive property that the buyers will fall in love with.
Chapter 6 - What's The Focal Point?
Finding your property's 'Focal Points' & 'Lines of Sight'.
A rooms 'Focal Point' is where, on entering the space for the first time, your eyes naturally gravitate towards. This not only gives the room a central focus, but also gives anyone who enters the room, something to focus on, pause and relax. Often the 'Focal Point' is not noticed consiously by the viewer, however subconsiously it has a great effect.
Learn how to identify your home's focal points and use them to create interiors that seduce the buyers.
Chapter 7 - Defining The Space
Making sure that viewers see your home from all the right angles.
Buyers can be easily confused by what they see when they are viewing your property, that's the last thing you want to do.
A confused buyer can feel uncomfortable in undefined spaces, end up being distracted by negative issues and barriers that they confront while walking around rather than focusing on the positives of your property.
Chapter 6 shows you haw to lead the viewers through your property and how to display each room so that the buyers see everything from the right angles.
Chapter 8 - Does That Smell Sell?
Using all of the senses when preparing your property for those viewers.
Our subconscious plays a huge role in the 'Buying Cycle'.
Learn how to harness the subconscious silent persuaders in your potential buyers and make your home irresistable to them.

Getting the lighting wrong can create dreary, gloomy, stark and unwelcoming spaces that people will quickly want to leave.
Chapter 10 shows you how to easily make your homes lighting inviting.
